We want the whole world to own a little piece of Scotland and we can only do this through a multitude of low cost land plots. The more Inch Keepers we can recruit, the greater will be the army of land protectors to preserve this beautiful land for eternity.

Yes, most assuredly. We have gone to a very great deal of trouble to make certain of that our High Inch Keepers are completely legally protected. Each plot has had its own location identified and has been given a unique administrative reference. It is legally leased to you (and your successors) for a full 175 years - the maximum available under Scottish Law- and thereafter it is extendable indefinitely - completely free of charge. The land thus belongs to you and your descendants in perpetuity. You will receive a legally binding Contract in which your rights are enshrined in the Law of Scotland - which are different from those of England (See Notes on Scots Law below)

Located in an area of outstanding beauty in the ancient Kingdom of Fife, the plots are only a 40 minutes drive to central Edinburgh. In fact, they are located at the very epicentre of Scottish history. Robert the Bruce, William Wallace, Mary Queen of Scots and many other giants of our history walked these lands, fought in them and died in them (The great King Robert the Bruce is buried only a short distance away in Dunfermline Abbey, the ancient capital of Scotland). It is probably better. In fact, we may not have done it justice because, it is truly stunning. You can see Stirling, the William Wallace (Braveheart) Monument, Ben Lomond, the Firth of Forth, the legendary Forth Bridge and Edinburgh Castle. From your plot, in one panoramic vista, you can look down on land on which virtually every event of importance in Scottish history took place..

No, One Inch Keeper, one inch. Otherwise we would have a group of half-inch keepers

You don’t have to do anything. After purchasing the plot card you nominate a recipient and send it to them. Your recipient receives the land card and opens it. At this point, the system will automatically allocate a numbered square inch plot to your nominee and this will appear on the Land Deed which can be downloaded and printed. The name of your nominated recipient along with their plot number will be added to our Register of High Inch Keepers

Yes, as it is your exclusive property. It will pass on to your descendants with your other property.

The intention is to keep the land in its natural beautiful condition, so it cannot be built on. The land is to be preserved for present and future generations (particularly your own). In this way, you will be helping to conserve a beautiful part of Scotland and ensuring it stays beautiful forever. You will also be helping to protect the varied wildlife that live in the area.

Scottish citizenship would probably be more appropriate; but sorry, the answer is no. Ownership of land in the United Kingdom of Great Britain (of which Scotland is currently a part) does not automatically confer any citizenship or residential rights.

It is an honorary, heritage and novelty title assigned to each Plot Holder. More seriously, the title denotes that each Inch Keeper is part of an army of same-minded people dedicated to ensuring that the land will never be developed or altered

There are no taxes or any further financial liabilities whatsoever. The purchase price is the only cost that will ever be incurred.

Yes, you can buy as many as you like in different names. For example, multiple plots make great presents for groups at parties and special occasions. Or for companies wishing to thank loyal customers.

Yes, most certainly.. The walks are truly superb, though quite steep in parts, and the sheer enormity of the views will simply astonish you. Directions on how to get to the plots are given in the Owners Guide. We would simply ask you to stay on the pathways, ensure gates are closed, and respect the property and privacy of your neighbours. When visiting, why not call into our immediate next door neighbour, Saline Golf Club, for a meal or a game of golf or a friendly chat about the area. It’s one of the friendliest wee golf clubs in Scotland.

We only keep records of plot numbers and the names of the registered plot owners. This is done to maintain an accurate record of Plot numbers and Plot Holders and to counter fraudulent ownership claims. Our privacy policy guarantees that your data remains confidential. We will never, at any time or for any reason, pass your details to any third party

Please note that no refunds or cancellations will be provided after a land plot has been activated

• The Seller is Land Sales Direct Ltd., trading as Big Inch Land Co, a company incorporated under the Companies Acts (Company No. SC308696) having a registered office at Summit House.4 Mitchell Street, Edinburgh EH67BD.
• Purchaser is the person making the purchase of an Inch Keeper plot.
• Recipient is the person receiving the card and Plot who may be different from the Purchaser.
• Deed is the certificate of ownership included in all Big Inch Land Gift Cards.
• Inch Keeper is an honorary, heritage and novelty title assigned to each Plot Holder.
• Plot is that area of land being one square inch located in an area to the south and west of marker point 56°06'31.7"N 3°33'13.2"W on map of Saline Scotland.

• The Big Inch Land Plot is an exclusively digital product consisting of i) a Scottish greeting card and ii) a small land Plot measuring one square inch (more or less).
• The Big Inch Land Plot is purchased solely from either our website or affiliated entities.
• The Plot is downloaded from the greeting card and is identified by a registration number exclusive to that Plot.
• The Plot is a strictly heritage and souvenir gift of land measuring one square inch (more or less) and has no commercial or monetary value.
• A Certificate of Ownership (Land Deed) is issued from the greeting card and contains details of the Plot Holder and the Plot registration number.
• In recognition of joining the community of Plot Owners, gift card recipients are awarded the honorary title of High Inch Keeper

• The Gift Card containing the Plot registration number is sent by email directly to the recipient nominated by the Purchaser.
• On purchasing the Gift card, the Purchaser will have the opportunity to personalise the card and nominate a Recipient. On completion of this nomination, and with the full agreement and confirmation of and by the Purchaser that the Recipient’s name and email address have been correctly entered and that any personalised messages are confirmed as final, and that the purchaser agrees and confirms that the card should be sent, the card and plot will be dispatched by email by the Seller on behalf of the Purchaser to the Recipient.
• The Seller will not be responsible for any mistakes in personal details (e.g. names, email addresses etc) or personal messages given and written by the Purchaser in respect of both the Purchaser or Recipient.
• In compliance with the Consumer Contracts Regulations 2013, no cancellations or refunds can be made after the product has been digitally activated.
• No changes can be made to the Gift Card other than those specific personalisation inputs allowed to the Purchaser in the pre-designated areas of the Card templates.
• All greeting cards, gift plots and other materials including communications will be sent and received digitally and no documents will be sent by land mail.

To comply with Scottish land legislation, these plots are leased in the first instance to Plot Holders for a period of 175 years (the longest time possible in Scottish law). Thereafter the land becomes the exclusive property of the Plot Holder (or successors) for all time. A summary of notes on Scots Law can be found here
The Plots may be tiny but they are genuine pieces of land. When joined together with those of other Inch Keepers, they form an impenetrable barrier to development. It is imperative that they are subject to some rules in order to protect them. When visiting plot Holders should:

• Permit the Plot to persist in the original condition and not to seek or do any works or thing which would cause the Plot to be altered, removed, cultivated, excavated, displaced or interfered with in any manner.
• Not to engage in any works, or to bury any item, or to erect place or display on the Plot any structure, sign, flag, tent, caravan, hut, aerial mast or other item whatsoever.
• To take all necessary care and precautions to avoid injury to persons animals or property on accessing the Plot and to fully indemnify the Seller against all liability, actions, proceedings, claims, demands, losses, costs, expenses or damages for any such damage or injury (including death) to persons animals or property resulting from a breach by the Purchaser or persons connected with the Purchaser of any of the provisions of this Agreement.

We only keep and maintain records of plot numbers and the names of the registered plot owners.

This is done to keep and maintain an accurate record of Plot numbers and Plot Holders in our Register of High Inch Keepers. It is also done to protect our Inch Keepers against fraudulent ownership claims.

Our privacy policy guarantees that your data remains confidential. We will never, at any time or for any reason, pass your details to any third party.

Be assured that when you purchase a Big Inch Land Plot, you are buying an authentic digital key to a real product and touching the history of a unique and truly extraordinary nation.
